‘Small business park’, which could home up to 13 businesses currently out on public notification

A proposed development on one of Adelaide’s busiest roads, could home up to 13 businesses, including a car detailer, a cafe and trades. See the details.

A development with more than a dozen light industrial sheds plus a public cafe, on one of Adelaide’s busiest roads, is out for public notification.

Submitted by Luxo Projects, the current vacant site of 347 Main South Rd, Morphett Vale is under half a hectare, but in the thick of the retail trade centre.

In report to the Onkaparinga Council, plans highlight the “small business park” with each tenancy spaced out in three separate buildings.

“Thirteen tenancies would be available for light industry/ storage units, with total areas of 2692sq m, inclusive of ground floor an partial mezzanines with each tenancy,” the report said.

The first two tenancies will be used as food preparation areas associated to the cafe, unit 14 is to be used for car detailing, unit seven is to be used as a car hire business while the remaining tenancies will accommodate for storage purposes or could be used for tradespeople, according to the report.

A communal car park will include nine spaces, which will be located between the property boundary and the cafe, a further 11 car parks will be provided between unit two and three.

“Our client has done the necessary research and is confident that there is a market for these uses in this location,” the report stated.

“He (the client) would not choose to take the risk to build facilities if there was no market demand.”

The closing date for the public notification in July 23.
